IF YOU ARE A REAL ESTATE AGENT OR BROKER...
PLEASE WRITE YOUR CLIENT'S HIGHEST & BEST OFFER at the time of submission. Highest & Best does not necessarily mean the “highest price”, but the strongest offer, which can include:
1. Buyers using CASH
2. Buyers using a “PREFERRED LENDER” of buyer’s choice, listed on MLS & on our website (if there is a such one) or at least a lender conditional approval.
3. Buyers willing to remove physical inspection (or even appraisal) contingency.
4. Buyers willing to increase EMD/Earnest Money Deposit and provide in form of cashier check
AGENTS/BROKERS: HOW TO SUBMIT AN OFFER
Please submit an offer using the following steps. If you submit without any of the following items, you may experience delays.
CHECKLIST for Complete Offers: (must contain these items):
1. Purchase Agreement (C.A.R. Form RPA-CA) (page 8 fully completed & signed)
2. Pre-Approval Letter- including all of the Loan Officer’s contact info
3. Copy of Earnest Money Deposit Check
4. FICO scores for all buyers
5. Proof of Funds
6. Include a cover page with buyer’s name, offer price, agent contact info and MLS username.
If you are NOT able to email the offer Fax Your Offer to: (949) 559-7173 and send email notifying fax submission.
* Offers sent to wrong fax # or by wrong email may experience delayed response
Step 3: Check Your Email
Confirmation of Receipt of your offer & Seller Responses will be sent by email.
- If your offer package is incomplete, we will request the missing items by email. Complete offers may be submitted and accepted before you submit missing items, so please hurry.
- If your offer package is complete, we will submit your offer and email you upon response from the Seller.
